Step one: choose

Manufactured or modular? The code it’s built to decides.

Both are built indoors at the factory and come down the road to your site. What differs is the building code, the foundation and how the home is financed. We sell both, so we’ll tell you which one fits your land and your budget.

Manufactured

Built to the federal HUD Code

Frame A permanent steel chassis
Sizes Single-section and multi-section
Where Your land or a manufactured home community

Modular

Frame Set by crane on your foundation
Below A full basement or a crawl space
Where Your own land, like a site-built home

Built at the factory

Your site gets ready while your home is being built.

A site-built house waits on every step before it. A modular home is built indoors at the factory while the foundation, well, septic and utilities go in on your land. Then the sections come down the highway and are set in place.

Modular

Built for the road. Each section travels down the highway, so it’s built to take the trip.

FAQ

Questions buyers ask us on the lot

Something else? Call (507) 282-9833 .

What is the difference between a manufactured and a modular home?

+

A manufactured home is built to the federal HUD Code on a permanent steel chassis. A modular home is built to the Minnesota State Building Code, the same code as a site-built house, and is set by crane on a basement or crawl space. Both are built indoors at the factory.

Can I tour homes before I buy?

+

Yes. Walk through the display models on our lot at 5220 Broadway Ave N to see the floor plans, features and finishes in person. Walk-ins are welcome; call ahead and we’ll have the home you want open.

Do you help with financing?

+

Yes. We can walk you through the financing options and connect you with lenders who finance manufactured and modular homes. Our mortgage calculator gives you a first estimate of the monthly payment.

Do you help with building permits?

+

Yes. We help with building permit applications, zoning and the documents the county or city asks for, including well and septic permits.

Can I customize my home?

+

Many of our homes can be ordered with a different layout, finishes, colors and features, and a modular home can add a porch, a garage or a deck. Ask us what the factory offers for the model you like.

Do you sell pre-owned homes?

+

Sometimes. When we take in a pre-owned home, it goes on our Pre-Owned Homes page and onto the lot.

Can my home go in a manufactured home community?

+

Yes. Each park has its own rules for where and how a home is set, and we work with the park managers in the area to meet them.
